Services

The processes involved in realising architecture are complex, time consuming & often frustrating, yet ultimately rewarding. To produce architecture, clients require advice on many competing issues within budget and time constraints.


The four main stages in the process are schematic design, development application, tender & construction documentation & construction administration. These stages are outlined below.

SCHEMATIC DESIGN

This stage begins with the client's brief and measuring up the existing building.

A professional site survey is also required for most projects.

From this information, two or three plan options are developed to present to the client for initial feedback.

The feedback allows further development of the scheme, along with schematic design sketches, models & photomontages to give the client the best understanding of how the project will be in reality.

DEVELOPMENT APPLICATION


Once the schematic design has been approved by the client, further fine tuning can occur along with the production of council planning application (PA) documents & drawings.

These documents typically include drawings of, both the existing building and proposed buildings, photomontages, external finishes, access and impact on the neighbourhood. 

TENDER & CONSTRUCTION DOCUMENTATION

Once council approval has been granted, tender & construction documentation can begin. This stage includes further development of the design to a point that clear and detailed documents can be tendered to contractors to receive tender pricing.

If pricing for the scope of work and the client's budget align, the building process can begin.

CONSTRUCTION

ADMINISTRATION

 

MSArchitecture are experienced in providing advice to clients on everything from the selection of the builders, to drawing up of building contracts. We can administer the contract and advise the client of up & coming matters during the building process. This stage includes providing advice as to whether the building is being built in accordance with the approvals, planning and building standards, determining progress payments to the builder and general quality control throughout the construction stage.
